The subject of this project is the design and construction of commercial and residential "NOVA OTOKA" as a part of regulation plan Alipašin most VII. Luxury equipped apartment in an object that combines superb architecture, technology, and design in the center of Sarajevo, the main course of architects, engineers, interior designers, and all that have worked on this project.

Commercial and residential "Nova Otoka" provides single unit and forming new urban center for top business and lifestyle, ensuring peace and protection in the midst of modern building.

Quality of life is considered a basic requirement of modern building structure. Lately there is great interest in buildings made of tested and safe materials that provide quality durable over time and respecting the health of the population. Features of our apartments fits the category of high class.

Heating

Heating the residence will be performed out users own boiler rooms, located in in the underground levels of the building. Energy sources are gas and biomass, and the reading of the meter is carried out for each apartment. Apartments and spaces will be heated using radiators. As an option beyond the standard offer is underfloor heating, floor and electric heaters in the bathrooms.

Cooling

Each apartment has air conditioning split type placed in the living room, that allows not only cooling, but heating too.

Ventilation

Walls

The exterior walls are made of brick block, while the walls in between the apartments and the staircase hall are maid of reinforced concrete 20 cm thick. In places possible merging two apartments, the walls are made of brick.

Facade

The building is covered with demit façade system of "Baumit". Baumit facade system combines optimum vapor permeability, high thermal and acoustic insulation, an innovative system of the anchors and top coat based on nano technology, which reduces the cost of future maintenance facade. The final layer of the floor in the rooms and hallways is made out of the woodwork (oak wood thickness 22mm). Balconies and terraces are tiled in a high-quality first-class Italian ceramics. The bathrooms and toilets floors are also tiled in a high-quality first-class Italian ceramics.

Doors

Every apartment has fire-resistant doors that are also secured against break-ins. Frame is made of steel profile and mounted on the wall with metal anchors. The door leaf is made into a multilayered sandwich structure.
